HIGH STREET REAL ESTATE FUNDS

The High Street Real Estate Funds were formed to make equity investments in institutional grade Industrial real estate. The funds’ real estate acquisitions are financed with moderate amounts of mortgage debt, with the goal of maximizing the risk -adjusted return for investors.

The funds target real estate distribution and flex industrial product in market locations where the opportunity for substantial income and predictable price appreciation is apparent. Individual asset acquisitions range in size from $10 million to $35 million, and larger portfolio transactions are also considered. Assets are to be held from four to ten years.

  • Bulk distribution / freight forwarding /cross dock facilities
  • Limited use as light manufacturing or service center uses
  • Acquisition below replacement cost
  • Flex Product average less than 25% office
  • 24-foot Minimum Clear Height
  • ESFR Sprinkler System
  • 40-foot by 40-foot column spacing or greater
  • 1 to 10k dock to square foot ratio
  • Adequate truck court size and outside trailer storage
  • Located in port city / major highway access / superior highway access
  • Supply constrained submarkets
  • Institutional ownership in submarket
  • Modern dock ratio and truck court
  • Recent construction (less than 20 years)
  • Substantially leased
  • Entitled land for expansion / redevelopment opportunity
