Investment Criteria
High Street Equity’s investment philosophy focuses on risk management, cash generation, and construction of a complementary, diversified portfolio. High Street focuses its acquisitions on assets with a gross value of between $10 million and $35 million. Our principals believe these assets represent a significant opportunity. Properties of higher value tend to attract more bidding competition from large institutional investors, while properties with lower values can attract competition from affluent individual investors. We select only the most attractive industrial markets to reduce risk and maximize returns for our investors. These markets share factors such as tending to have limited land availability for development, competitive land prices that limit new growth, close proximity to major points of entry or gateway transportation hubs, and a growing consumer base. High Street believes that ports and gateway locations in the Midwest and Eastern United States present the greatest potential for investment returns. Barriers to new development, anticipated continued rapid growth in shipping volume, and a growing consumer base provide opportunities to reduce investment risk and pursue a value-added strategy. |
